Recommended Action

Approval of Telfair Section 32 Preliminary Plat with conditions to be met prior to Final Plat:

  • Approval of permanent R-1 Zoning for the site

Executive Summary

This is the proposed Preliminary Plat of Telfair Section 32, consisting of approximately 8.018 acres and 25 residential single family lots.  The property also contains approximately 0.90 acres within 5 reserves.  The zoning for the property is Interim Standard Single-Family Residential (R-1) and it is located in MUD 137 and in LID 17.  An application for permanent R-1 zoning for the site is in progress and is anticipated to be complete prior to Final Platting.  The plat abuts Section 28 which is located to the West and will gain access from Kempton Avenue which serves as a collector street for points of access.  This section will also have access to adjacent Section 28 via Halstead Street.  The proposed Preliminary Plat complies with the Telfair General Plan Minor Amendment No. 4 (approved by City Council on November 17, 2009) as well as all applicable development regulations.
