Sugar Land, TX - Newland Communities submitted a revised Planned Development (PD) zoning application for the Telfair Tract 5 property on May 16.
The application is a proposal for about 87 acres, including the property at the southeast intersection of U.S. Highway 59 and University Boulevard.
A PD application for the same property was suspended during 2015 because it did not fully comply with the City’s development code.
The revised plan contains a mixture of proposed office, retail, restaurant and hotel uses, as well as an option for an age-restricted independent living facility for senior citizens. As proposed, the independent living facility, similar to a project in The Imperial development known as The Overture, could contain a maximum of 300 dwellings. The senior living facility, like all other proposed land uses, will be extensively reviewed and considered through a two-step PD zoning process. A final development plan must be approved before any development may occur on the property.
Staff is anticipated to complete an initial assessment of the application and provide comments to the applicant in early June if deficiencies or revisions are identified. The Planning and Zoning Commission is anticipated to begin review of the application through workshop and public hearing meetings this summer.
